Northwest Indiana Regional Growth Fund Announces First Project, Tryon Meadow

Michigan City, Ind — Community leaders, development partners, and real estate professionals will gather on April 2 for a preview event showcasing Tryon Meadow, a new workforce housing development in Michigan City that represents a $43.8 million investment in the region’s housing supply.

Situated on a 39-acre parcel, Tryon Meadow will include a mix of single-family homes, townhomes, and an apartment complex, providing a range of housing options designed to support the growing workforce in Northwest Indiana.

Tryon Meadow will be developed in two phases. Phase 1 will include 19 single-family homes, 36 townhome units, and 64 rental units across four 16-unit buildings. Phase 2 will add 15 single-family homes, 20 townhome units, and another 64 rental units.

“Michigan City is proud to support the Tryon Meadow development as a meaningful step forward in expanding quality housing options for our residents. This project reflects our commitment to thoughtful growth, strong neighborhoods, and creating opportunities for families to thrive. We are excited to see the Growth Fund’s inaugural project take shape right here in our community,” said Mayor Angie Nelson Deuitch of Michigan City.

The development team placed a strong emphasis on thoughtful density and community design, ensuring the neighborhood is not overcrowded while still providing a variety of housing options. The community layout was designed so no two homes’ backyards face one another, providing added privacy for residents, while many of the architectural plans were developed in-house by the project’s architects and engineers to create a cohesive neighborhood design.

"Tryon Meadow adds an important element to housing options in Michigan City with a mix of rentals, townhomes and single-family homes - all within a workforce housing community. We continue to be centered on providing even more housing options for our community members and are on track to deliver more than 2,000 units in the next five years,” said Clarence Hulse, Executive Director of the Economic Development Corporation of Michigan City.

The development has received strong support from the City of Michigan City and the Economic Development Corporation of Michigan City, with the Michigan City Common Council establishing the city’s first residential Tax Increment Financing (TIF) district to support the project.

Tryon Meadow is a case study for the nation of what happens when the public and private sectors work together to create thoughtfully designed workforce housing,” said John Kavchak, Managing Member of Tryon Meadow LLC. “We are incredibly thankful to the leadership and community of Michigan City for working hand in hand to advance this project through multiple rounds of approvals and enable us to create value in record time. We are excited to begin construction shortly with the help of our partners at Horizon Bank, the Northwest Indiana Regional Growth Fund, and Compass Group.”

The project is in an area identified as both rural and low-to-moderate income, highlighting the importance of bringing new housing investment to underserved communities.

The Northwest Indiana Regional Growth Fund partnered with Horizon Bank to help support the development and advance financing for the project.

“Workforce housing is critical to the long-term success of our communities,” said Erica Dombey, CEO of the Northwest Indiana Regional Growth Fund. “By partnering with Horizon Bank on this project, we are helping bring new housing investment to an underserved area while supporting the continued growth of Michigan City.”

This project demonstrates how collaboration between developers, financial institutions, community organizations, and local leadership can accelerate economic development and address housing needs in the Region.

“We’re excited to partner with the Northwest Indiana Regional Growth Fund in assisting with the development of Tryon Meadow, a much-needed residential project in Michigan City. This development represents an important step toward addressing the community’s growing housing needs, and we’re proud to support its progress,” said Steve Kring, Regional President, Horizon Bank.

The upcoming Tryon Meadow Sneak Peek Event will give attendees the opportunity to learn more about the development and connect with the partners working to bring the project to life.
